The ear-marked site has been bought by Wilson Bowden Developments, a Leicester-based group specialising in retail, leisure, industrial and office developments.
They will in turn sell on 10 acres of the land to the Spireites, who are keen to move from Saltergate - their home for 139 years.
Chairman Barry Hubbard said: "This is great news for the football club as real progress should now be possible.
"If it all stacks up financially and planning wise, we could even be moving into the new stadium for the start of the 2007-2008 season."
